The concept coordinates the roof with a warm-white facade and simple landscape. The finished appearance is the visible layer of a larger replacement scope.
Tear-off, a deck check, new underlayment, flashing and ventilation, then the shingles. All of it listed on the proposal.
A warm tile roof keeps the character of a traditional stucco home.

The new tile keeps the house’s familiar roofline and color. Underneath, the whole system was renewed: underlayment, flashings and battens.
We checked the tile condition, the underlayment and the structure first, and reused the tiles that were still sound.
Standing-seam metal brings a clean rhythm to a simple home.

A restrained seam pattern and muted finish support the architecture without making the roof feel ornamental. Penetrations and transitions are part of the design.
The exact panel system, fastening and finish were settled on the proposal before anything was ordered.
The price is only useful with the scope beside it.
